Hacienda Viva

Private Birders Paradise

Birdsong. Highlands. Sanctuary.

Perched at 1,300 meters in Costa Rica’s southern highlands, Hacienda Viva is a private mountain estate where extraordinary birdlife, deep privacy, and sweeping panoramic views converge. From the edge of the forest and the comfort of the deck, your gaze travels across misty valleys toward La Amistad International Park and onward to the distant silhouette of Volcán Barú—a landscape that feels vast, timeless, and profoundly alive.

Here, mornings begin with birdsong, days unfold slowly, and the outside world quietly fades away. A private estate for birders, nature lovers, families, and seekers of a quieter Costa Rica — the way it once was, and still can be.

The Setting

Perched at an ideal elevation for comfort, birdlife, and coffee cultivation, Hacienda Viva unfolds across rolling clearings, forested ridges, and mixed terrain that create exceptional diversity and constant visual interest. The property is interwoven with mature trees, flowering shrubs, and native vegetation, forming a living mosaic of habitats that is perfectly suited for birding, exploration, and quiet immersion. A network of gentle trails meanders through forest, coffee groves, and open viewpoints, allowing guests to move slowly through changing ecosystems and experience the land at its own natural rhythm.

Hacienda Viva is a 40 acre hidden oasis. Days begin with luminous sunrises and close with glowing sunsets, while panoramic views stretch from the distant silhouette of Volcán Barú on the Panamanian horizon, across Costa Rica’s Central Valley, and into layered expanses of green zones, forests, rolling hills, and mist-filled valleys. The sense of space is vast, yet deeply intimate.
There is a constant, gentle movement throughout the setting—clouds drifting past ridgelines, birds crossing open sky, light shifting across hillsides—creating a landscape that feels timeless, grounded, and quietly expansive.

The Residence

Built in a classic Italian design, the main residence blends Old World character with tropical openness. The home has been carefully rekindled by the owners to honor its original soul while offering modern comfort and effortless livability.
The residence features three spacious master suites, each with its own ensuite bathroom, providing privacy and comfort for couples, families, or small groups traveling together. Expansive indoor living areas invite conversation, storytelling, and shared moments, with generous space to gather while still allowing room to breathe.

A well-appointed kitchen with a central island anchors the heart of the home—designed as a place for connection as much as for cooking. A large covered deck extends the living space outdoors, offering an ideal setting for morning coffee, afternoon shade, and evening conversations overlooking valley and forest. Just beyond, the private pool completes the experience.

The home is fully equipped with modern amenities including washer and dryer, reliable connectivity, and thoughtful touches throughout.

Elegant, warm, and unpretentious — luxury defined by space, setting, and the feeling of being truly at ease.

Outdoor living

At Hacienda Viva, life moves at the pace of the land. Trails begin at the edge of the house and lead through forest, open ground, and changing terrain—spaces meant to be walked, not conquered. Mornings are simple: a quiet hike, a swim to wake the body, coffee in hand while the light shifts through the trees. There’s no agenda beyond being present and letting the day take shape on its own terms.

As the afternoon settles, the Mirador becomes the natural gathering point. Hammocks invite stillness—listening to the forest, watching clouds move, feeling the temperature drop as evening approaches. After dark, the sky opens fully, uninterrupted by artificial light. Stars emerge, the forest exhales, and time loosens its grip. This is the Viva experience: space to move, space to rest, and the rare luxury of silence—earned, not manufactured.

Birding & Biodiversity

Located within one of Costa Rica’s most important migratory corridors, Hacienda Viva sits in a unique convergence of forest, highlands, and regenerative agriculture that supports exceptional bird diversity year-round. Both resident and migratory species move through this landscape, using the forested ridges, hardwood stands, coffee groves, and transitional zones as feeding and resting habitat. Guests regularly observe 60–70 species in a single morning, often directly from the deck.

What makes this region especially dynamic is the constant shifting of air currents, seasonal changes, and weather patterns that influence movement throughout the year. These natural rhythms bring different species at different times, creating an ever-changing birding experience that is never static.

For guests seeking a deeper experience, private birding guides are available by arrangement. Details and direct contact information for Jhon Alemán can be found through the Instagram link included in the text description, allowing visitors to coordinate tailored outings based on season, target species, and level of experience.

Regenerative Coffee Estate

Hacienda Viva is a working regenerative coffee plantation rooted in polyculture and shade-grown traditions, where agriculture and ecosystem exist as one living system. Coffee grows beneath a diverse canopy of fruit trees, hardwoods, medicinal plants, banana groves, and cacao, creating layered structure, natural shade, and continuous organic nourishment for the soil.

This diversity forms a vibrant mosaic where coffee groves transition seamlessly into forest and jungle edge, enhancing birdlife, insects, and overall biodiversity. The result is a naturally balanced system that supports exceptional coffee quality while strengthening the living landscape itself—coffee as agriculture, ecology, and culture, never commodity.

Exploring the Southern Highlands

Set high above the southern Pacific lowlands, the San Vito region offers a cooler, quieter side of Costa Rica — layered mountain ridges, coffee country, and one of Central America’s most important biological corridors. Here, Hacienda Viva sits where cloud forest transitions into tropical rainforest, and where Costa Rica meets Panama along a living frontier. This is not a resort corridor. It is a working landscape of forests, farms, rivers, and research stations — exploration that feels real…and that most tourists never experience.

The Southern Highlands form part of the Mesoamerican Biological Corridor, linking the Talamanca Mountains to the lowlands and into Panama. The result is exceptional diversity. Nearby sites such as Las Cruces Biological Station and the broader protected forests connected to La Amistad International Park support:

  • Highland and foothill specialists
  • Chiriquí endemics shared with western Panama
  • Seasonal North American migrants
  • Raptors moving along thermal ridgelines

Forest edges, coffee farms, and primary forest trails provide intimate, uncrowded birding year-round.

Within easy reach are wild landscapes such as Piedras Blancas National Park, where rainforest and river systems descend toward Golfo Dulce. In a single day, you can move from cool highland air to humid lowland forest — entirely different ecosystems within short driving distance. Mountain rivers and freshwater swimming holes in the valleys below offer shaded trails and quiet waterfalls that define rural Costa Rica.

The nearby border at Rio Sereno opens simple day excursions into Panama’s Chiriquí Highlands — expanding bird lists across two countries, exploring cooler mountain farms, and experiencing a region shaped by frontier history. The crossing itself remains calm and rural, reinforcing the sense of being far from mass tourism.

Founded by Italian settlers in the 1950s, San Vito remains deeply agricultural. Coffee farms define the hillsides, and regenerative practices are reshaping the land. Guests can visit working farms, explore small markets, and experience authentic rural life beyond the coastal tourism zones.

Exploring the Southern Highlands is about depth over volume. Cool mornings, layered ridgelines, and wildlife moving quietly between two nations…

No crowds, No tour buses – just forest, frontier, and time to explore.

By far, this has been the best Airbnb stay I’ve ever had. The place looks beautiful in the photos, but in person it’s a dream. The breathtaking view, the variety of flora and fauna is exquisite. On the other hand, the attention of Mr. José and his wife was like being with family, I recommend trying the lasagna on their menu, it is delicious. Talking to Erika was like talking to a lifelong friend, always attentive and with all the information you might need. Their hospitality is unmatched. Thank you all very much, I will definitely be back.

The property has very bright and inviting rooms with great amenities. It is very clean and maintained. Through the large windows in the bedrooms, you have the feeling of waking up directly in the jungle.

The place is very quiet, the view is magnificent and the porch invites you to enjoy. The garden with great pool and various plants and flowers is very nicely designed. The property has its own “jungle” with many private paths overlooking various animals and plants, you can hear and see many different birds. Nature is breathtaking, a great place to relax. The place is perfect, I will definitely come back.

We stayed three nights in Erika’s wonderful property. The five-star rating is too low, actually it would have earned seven stars. A large house with a somewhat separate large bedroom, completely glazed with views outside, then two smaller bedrooms. Large living room with thick leather armchairs and fully equipped kitchen. Nothing was missing. There is a large pool. The property itself is a few acres. The bird world is fascinating. There are several feeding spots where you can take extensive photographs. At almost 1300 m altitude, it is also not as hot as on the coast, but always pleasantly warm. The way to Panama is only about 20 minutes. You leave the car in Costa Rica and probably just cross the border illegally to be able to shop. Nobody cares. The conversation with Erika was completely straightforward and went quickly. We will definitely be back. Thank you very much Erika.

Wow! What a wonderful place!!! The views from the house of the valley, Amistad National Park and the Baru volcano on the Panama side are indescribable. The mood changes again and again, as the property is located at 1300 meters altitude. The fauna and flora is incredible, the footpaths clean and well maintained and there is so much to see and discover. The house is large and very well furnished… We immediately felt at home. The large windows bring nature into the house and we did not feel the need to go anywhere. The huge terrace with the comfortable furniture and hammocks was perfect and the swimming pool was magnificent. The large property is very private and quiet and the perfect place to unwind and relax. We would have liked to have stayed longer and can recommend Hacienda Viva 100%!! Thank you for the hospitality! We will be back!
